How this roof sheathing calculator works

Sheathing is roof-area math divided into 32 ft² panels — and roof area is footprint stretched by the pitch multiplier:

roof ft² = L × W × √(1 + (pitch/12)²) · the multiplier
sheets = roof ft² × (1 + waste) ÷ 32 · whole 4×8 sheets

Nails follow the IRC fastening schedule at about 48 per sheet, and the cost is whole sheets at your price. At the defaults — a 40 × 30 ft footprint at 6/12 — that’s 47 sheets and about $1,034; the line-by-line math is in the panel math section below.

What does roof sheathing do?

The deck is the layer that turns a frame of rafters into a surface — and it does three structural jobs before it ever holds a shingle:

Nail base

Everything above bolts to the deck: underlayment, shingles or panels, drip edge. Sheathing gives the fasteners continuous wood to bite, which is why gaps, thin panels and rot all show up as loose roofing later.

Load sharing (the diaphragm)

Nailed off on schedule, the deck ties the rafters into one stiff plane — a structural diaphragm that spreads point loads and carries wind and seismic force down to the walls. The edge nailing is what makes the diaphragm work.

Span between rafters

The panel spans the gap between rafters or trusses, which is why the span rating (24/16 on 7/16 OSB) is matched to the framing spacing. Wider spacing or heavier roofing means a thicker panel — the rafter calculator sizes the frame underneath.

Edge support and expansion

Unsupported panel edges on 24 in framing get H-clips, and every panel gets a ⅛ in gap at the ends so it can swell without buckling. The clips and the gap are the two details inspectors look for on a fresh deck.

OSB or plywood, and how thick?

The span rating on the stamp — not the material name — is what code cares about; OSB and plywood of the same rating are interchangeable structurally. The choice is cost against wet-weather behavior:

  • 7/16 in OSB, 24/16 rated: the tract-house standard on 24 in framing — cheapest, flattest, and fine under shingles in a normal climate.
  • ½ in OSB or plywood: the upgrade for heavier roofing (tile, slate, some metal) or wetter climates — stiffer underfoot, more forgiving of moisture.
  • ⅝ in: wide framing, heavy loads, or where a dead-flat plane matters under standing seam.
  • Plywood over OSB when the deck may get rained on repeatedly during the build — it dries faster and doesn’t swell as much at cut edges.
  • Never board sheathing under a new low-slope or metal roof without a plan for the gaps — 1×6 skip sheathing is a cedar-shake base, not a shingle deck.

How to measure a roof for sheathing

Same takeoff as any roofing material — footprint, pitch, honest waste. Dimension fields take feet-inches (40, 40 ft 6 in) or metric (12 m).

  1. Measure the footprint including overhangs — roof edge to roof edge, both directions.
  2. Get the pitch from the plans or the roof pitch calculator; it’s the multiplier that turns footprint into deck area.
  3. Complex roof? Take off each plane and sum — dormers and hips carry their own sheets, and their cuts raise the waste.
  4. Set waste: 10% for a straight gable, 15% with hips, valleys and dormers where triangular offcuts pile up.
  5. Match the panel to the framing: confirm the span rating covers your rafter spacing before you price 7/16.
  6. Enter the sheet price the week you buy — sheet goods move more than any other roofing line.

Worked example: sheathing a 40 × 30 ft roof at 6/12

The defaults, worked line by line — 1,200 ft² footprint at 6/12, 10% waste, $22 a sheet:

multiplier @ 6/12 = √(1 + 0.5²) = 1.118
roof = 1,200 × 1.118 = 1,342 ft²
buy = 1,342 × 1.10 = 1,476 ft²
sheets = 1,476 ÷ 32 = 46.1 → 47 sheets
nails = 47 × 48 = 2,256 8d ring-shank
cost = 47 × $22 = $1,034

The 10% waste is real, not padding: a 4×8 sheet lands on a rafter grid, and every hip, valley and rake edge leaves a triangular offcut too small to reuse. On a cut-up roof that number climbs — which is why the reference table’s straight-gable counts are the floor, not the ceiling.

What this sheathing estimate doesn’t include

The calculator counts field sheets and their nails. The rest of a decking job:

  • H-clips. One per bay on 24 in framing — cheap, but a real box on a big roof.
  • Fascia and sub-fascia. The edge boards the deck dies into, separate lumber.
  • Rot repair framing. Rafter tails and outriggers you find bad once the old deck is off.
  • Underlayment and roofing. Everything above the deck — the shingle and metal roof calculators price those.
  • Ventilation cuts. Ridge-vent slots and any deck openings for fans and skylights.
  • Labor. Decking a roof is fast but not free — hired sheathing runs by the square or the hour on top of the panels.

How many sheets of plywood do I need for my roof?

47 sheets of 4×8 for the default 40 × 30 ft footprint at 6/12 — the pitch multiplier turns 1,200 ft² of footprint into 1,342 ft² of roof, and 10% cut waste lands at 46.1 sheets, rounded up. Enter your own footprint and pitch and the count recomputes.

What size OSB is used for roof sheathing?

7/16 in OSB is the residential standard on rafters or trusses at 24 in on center, carrying a 24/16 span rating; ½ in and ⅝ in plywood are the common upgrades for heavier roofing or wider spacing. Whatever the thickness, the span rating stamped on the panel governs.

Is OSB or plywood better for roof sheathing?

Both meet code and share span ratings; the trade is cost against moisture behavior. OSB is cheaper and more uniform but swells at cut edges if it stays wet and dries slower. Plywood costs more, dries faster, and holds fasteners a touch better — worth it in wet climates and under metal or tile. Most tract roofs are OSB.

How thick should roof sheathing be for a metal roof?

Solid deck of at least 7/16 in OSB or ½ in plywood under most standing-seam and screw-down panels — metal needs a continuous nail base and a flat plane, and thin or gappy decking telegraphs and oil-cans. Check the panel maker’s spec; some want ½ in minimum on 24 in framing.

How many nails per sheet of roof sheathing?

About 48 — 8d ring-shank nails at 6 in on panel edges and 12 in in the field, per the IRC fastening schedule, works out to roughly 48 per 4×8 sheet on 24 in framing. The default roof takes about 2,256 nails; buy them by the box, not the count.

Do I need H-clips on roof sheathing?

On 24 in centers with 7/16 panels, yes — one clip between each pair of rafters at every unsupported panel edge stiffens the joint and keeps the edge spacing honest. On 16 in centers or with thicker panels they are usually optional; the panel stamp says.

Can you reuse roof sheathing when reroofing?

Yes, wherever it is sound — the usual reroof replaces a handful of soft, delaminated or rotted sheets rather than the whole deck. Walk it after tear-off, sound it underfoot, and keep a contingency of a few sheets. Full re-decking is a code, insurance or gut-rehab event, not a default.

How much does roof sheathing cost?

7/16 OSB commonly runs $15–30 a sheet in 2026 (plywood more), so the default deck prices at about $1,034 at the editable $22 figure. Sheathing swings with commodity markets more than any other roofing line — price it the week you buy.
